I am attaching David Ward's response to our pool request for your information:

"The land around Whitetail is currently on the market and have a couple of developers interested but have not reached an agreement. If it’s sold I can’t speak for them One of them doesn’t want to continue Whitetail, instead has talked about a new subdivision under a new name however if I sell out in Greenwood in the next year and the land around Whitetail hasn’t sold , I would probably put in more lots to the south of Whitetail. 60 more lots would provide enough homes to support a pool The minimum amount of residents for a pool is about 120 and that’s if you raise the dues to 500 a year. Insurance and all the other maintenance that go along with pools are expensive. Of course we would be the one paying to put it in but the HOA would own and manage and maintain it. I no that’s not a simple answer but that’s where it is"

"Thanks David, I really appreciate the detailed answer. We have around half of the residents now, would it be possible to pay $1000 per year in dues? I would like to at least present options to the community if at all possible."

"No that wouldn’t help the revenue from the sale of the next 60 lots is the money to install the pool. The pool is a minimum of 500,000 if you go the cheap way for a subdivision of the size of whitetail I’m guessing 750,000 they have to have a pool house with bathrooms along with other things"
Thanks Lucas for the quick responses. It's not what I was hoping for an answer :( but, now I have a better understanding of the finances behind everything. The 60K a year operating cost is a big one without enough houses to contribute. We really need like 240 :)
